Greater than 120 days from arrival date
- Upon written notice, either party may cancel lease without penalty.
Less than 120 days from arrival date
- Non-cancelable, Security Deposit will be forfeited.
Less than 45 days from arrival date
- Non-cancelable, Security Deposit and Total Rent will be forfeited.
The following charges will be deducted from your security deposit:
$225 departure cleaning and any excess cleaning charges, missing or damaged property, damage to unit or grounds, excess phone charges or cable charges, charges levied against the owner due to your actions, and any other charges the tenant is responsible for.
You are responsible for any charges in excess of your security deposit.
Animals are not allowed in the unit without owners consent. If it has been determined that an animal was in the unit, Tenant will be responsible for the cost of shampooing all carpet, upholstery, window treatments, etc.
We reserve the right to run any excess charges on your credit card.
Your security deposit will be refunded within 30 days of your departure.
1-90 day stays: Landlord pays Electric, Cable and Phone Bills, long distance is blocked.
90+ day stays: Tenant Pays for Electric, Cable and Phone Bills.
Full maid service is available upon your request for $75 per visit.
A departure cleaning of $225 will be charged against your security deposit.
Tenant is responsible for excessive cleaning fees.

Agreement is for short term rental only and no other Agreement is in place between the parties Renter agrees to save harmless Robert Mazerolle , Intervista Inc and Intervista Institute and the Condo at South Beach and their tenants, guests and personnel against any claims of loss, damage or personal Injury or third party liability. Renter is responsible for insurance for himself, family, property, medical and third party liabilities. No claims of any kind will be made as a result of this Agreement by Renter or Renters party.

Use Elevator in Unit 4 press 2nd floor button - (NOT THE 4TH) and go to door #426
Check-in time is 3:00pm, checkout time is 11:00am. Exceptions must be approved in advance.
No noise after 10:30 PM
Pool rules as posted must be observed
Children supervised at all times on premises / quiet in the halls
Key must be kept secure - or deposited with Security post upon exiting
Security personnels instructions should be respected without argument.

Do not impose upon security or Condo staff for assistance other than security matters.
Park where instructed.
If you order food from a takeout security MUST be advised, they will call you upon arrival.
NEVER leave condo without a Key- even briefly - and always allow door to lock.
